John Saunders
Chairman, Member, Board of Directors

John R. Saunders is Chairman of the company. During the past seventeen years, Mr. Saunders has become one of Orange County’s largest and most successful commercial real estate owners through the application of proactive management. He is currently the owner of over 4 million square feet of commercial real estate, primarily in Orange County, California. Mr. Saunders’ real estate success is based on his experiences building one of the country’s largest coin dealing firms, London Coin Galleries. He is one of the largest North American ancient coin dealers, as well as being a major dealer in domestic coins. Mr. Saunders began buying and selling coins at the age of thirteen. During the 1970’s, he was the Assistant Treasurer at American Express Bank, one of the youngest officers appointed to the firm. He graduated from Eckerd College in St. Petersburg, Florida with a B.S. in Mathematics and an MBA from the University of Pennsylvania Wharton School Of Business. Mr. Saunders is an editorial contributor to Krause “World Coins Catalogue,” the industry standard. Mr. Saunders is involved in a number of civic causes, including: a member of the Economic Development Committee, a Newport Beach City Council-sponsored entity; Chairman of the Airport Area Subcommittee; member of the Newport Beach General Plan Advisory Committee; member and board member of the Orange County Lincoln Club; member of the New Majority; member NAIOP. Mr. Saunders is involved in a number of charitable causes, including: Boy Scouts, Volunteer Center, UC Santa Cruz, Pitzer College, Eckerd College, Kidworks, Walking in His Shoes, Queen of Hearts Foundation, Space Studies Institute, Cato Institute, Red Cross and Goodwill.

 


 

Douglas Morehead

Douglas C. Morehead is Vice Chairman of the company. As President of Optima Asset Management Services, Inc., Mr. Morehead brings over 37 years of hands-on real estate property management, asset management, construction, development and acquisitions experience to the company. He currently oversees the daily operations of a full service property management firm with 4.5 million square feet of commercial property in Southern California. His previous position as President of Optima Capital Management and Triton Property Management included direct management of all operations for a large commercial portfolio, plus several thousand residential apartments predominantly located in the Southwestern United States. Mr. Morehead was also associated with R & B Enterprises Commercial & Residential Management Company for over ten years as Vice President and Regional Manager for Southern California, Phoenix, and Texas. He was directly responsible for the management and operation of several million square feet of commercial properties including more than 30,000 Oakwood Garden Apartments. In Addition, he has over twenty years of receivership and provisional directorship experience in both State and Federal District Courts in California. Mr. Morehead is also an expert witness regarding issues of property management, marketing and standards of practice in the real estate management industry. Mr. Morehead is a graduate of Arizona State University with a B.S. degree. He is an active member of the Building Owners and Management Association; a board member and one of the founders of the California Receivers Forum; and an associate member of the California and Orange County Bankruptcy Forum and the Los Angeles Bar Association.

William R. “Russ” Colvin is the President and Chief Executive Officer of CORE Realty Holdings, LLC. Mr. Colvin oversees all company operations including the financing, acquisitions, management, asset repositioning, and capital raising efforts for CORE investment properties throughout the United States. He directs all facets of the company’s business activities, including investor relations. He is a member and chair of all key company management committees, including the Investment Committee which evaluates and approves new investment opportunities for the firm. Mr. Colvin has been involved exclusively in real estate finance, management, and acquisition for more than 25 years. Prior to forming CORE Realty Holdings, LLC, he served as President and Co-Founder of another leading real estate syndication and capital advisory company specializing in the syndication of fractional 1031 exchange interests using a tenant-in-common format. Mr. Colvin has served in executive positions for Hawthorne Savings Bank, Fidelity Federal Bank, IMPAC Commercial Capital Corporation, American Nationwide Funding Corporation, and Saddleback Mortgage. Mr. Colvin is a current member of the National Investor Relations Institute, the Tenant-in-Common Association (TICA) and the National Association of Industrial and Office Properties. Mr. Colvin is also actively involved in community service activities as a life member of the Orange County Sheriff's Advisory Council, a member of the board of directors of the Los Angeles County Sheriff's Youth Foundation and chairman of the development committee, The Los Angeles Police Historical Society, The Los Angeles Police Foundation, and chairman of the development committee, and a member of the ISE board of advisors for the RAND Corporation. In September of 2006, Mr. Colvin was awarded the prestigious Jack Webb Award by the Los Angeles Police Historical Society for his service to law enforcement and youth. In March 2007, Mr. Colvin received the prestigious “Inspiration Award” from the Hugh O’Brian Youth Foundation for his service to youth.

 


 

Sterling McGregor

Sterling P. McGregor is Executive Vice President and Chief Investment Officer of the company. Mr. McGregor is responsible for acquisitions, financing and asset management. He has over twenty years of commercial real estate experience in debt financing and equity placement, asset management, due diligence, underwriting, acquisitions and loan restructuring. To date, he has acquired and financed over 16 million square feet of real estate with values in excess of $3 billion. Mr. McGregor was previously a shareholder and Vice President of Acquisitions and Finance with another leading TIC and real estate investment company, with responsibilities for acquisitions and financing. Previously, he was also the Chief Executive Officer and a founding shareholder, as well as, Managing Director of Acquisitions and a founding shareholder for two well known real estate investment and TIC companies. In addition, he served on the board of directors for TREIT, a publicly registered REIT. Prior to his experience in the tenant-in-common industry, he was responsible for the management of several institutional quality portfolios with values in excess of $5 billion for CB Richard Ellis and Wells Fargo Bank; mortgage banking for Metmor Financial, a subsidiary of Metropolitan Life; and securities due diligence and acquisitions for Arthur Anderson & Co. and Cal Fed Syndications, a $1 billion publicly traded NYSE real estate investment trust. Mr. McGregor is a licensed Securities Representative, a California Real Estate Broker and a Certified General Appraiser with a Bachelors Degree in Business Management and Finance from Brigham Young University.

 


 

Aaron Cook

Aaron G. Cook is the Executive Vice President and National Sales Manager for the company and has over twelve years of securities industry experience. Mr. Cook is also the President & CEO of CORE Capital Markets Group, Inc., the managing broker dealer for CORE. He oversees operations, program development, sales and marketing, distribution and business development for all CORE sponsored real estate investment offerings. He has supervised and assisted in the placement of over $1.3 billion of investor equity in TIC, LLC and real estate investment funds over the last several years. Prior to joining the company, Mr. Cook was the Managing Director and National Sales Manager at another leading real estate investment company where he had line supervisory responsibilities for over 30 registered representatives and more than 50 employees. He also oversaw the operations, program development, sales marketing, business development and syndicate development for all company private real estate investment programs. Mr. Cook was formerly Senior Vice President for ATEL Securities where he was responsible for program development, marketing and business development for ATEL's public leasing programs and private placements. While at ATEL, Mr. Cook developed the territory business plan adopted by ATEL and trained the external wholesaling staff. He also worked as a Senior Financial Advisor with John Hancock and was a Registered Investment Advisor with SEIA. Mr. Cook is a FINRA general securities principal (Series 24), financial and operations principal (Series 27) and holds his 7, 63, life and disability licenses. Cook graduated from the University of California at Santa Barbara and has been an active member of the Big Brothers and Big Sisters of Orange County since 2000. He serves on the Board of Directors, chairs the Memberships Committee and serves on the Planning Committee for the Tenant-In-Common Association as well as the Membership Committee for the Investment Program Association (IPA). He was named one of the top "40 under 40" in the Real Estate Southern California magazine in 2005.



 

Donna Grant

Donna Grant is Senior Vice President, Loan Administration, Closing and Compliance of CORE Realty Holdings, LLC. Ms. Grant has over twenty-five years of commercial real estate loan administration management experience in commercial real estate, construction, residential subdivision, mezzanine, REIT, 1031 exchanges and syndications in California and thirty-nine states nationwide. As a Senior Vice President for NationBank, Ms. Grant managed and led over 10 banking acquisitions nationwide as well as the set up, training, and management of regional loan administration groups for the Real Estate Lending Division of the Bank throughout the 1990's, culminating in the 1999 merger with Bank of America. From 2000 to 2002, she was the Senior Loan Administration Manager for IndyMacBank responsible for nationwide loan administration in the Residential Subdivision group. Prior to joining CORE, Ms. Grant worked as Vice President and Director of Client Services for Loan Administration Network, Inc., providing staffing, training and consulting for banks and mortgage and title/escrow companies.



 

Jonathan C. Harmer, CPA

Jonathan “Jonny” Harmer is Chief Financial Officer of CORE Realty Holdings, LLC and CORE Realty Holdings Management, Inc. Mr. Harmer is a licensed CPA in the State of California and has extensive experience creating and managing accounting, finance, investor reporting and budgeting functions within a number of companies in the real estate industry. Prior to joining CORE, Mr. Harmer served as Chief Financial Officer for Meridian Development, LLC in Incline Village, NV. He played a leading role in securing institutional financing in excess of $140 million and private equity of $40 million as Meridian developed property in multiple mountain resort locations. He provided services to Meridian from the inception of the company and built the accounting, finance, and budgeting functions for the company from the ground up; was responsible for managing the external audit process of all the project level and sponsor level entities and was directly responsible for the investor reporting process. Prior to joining Meridian Development, LLC, Mr. Harmer held senior positions with Meredith & Associates, CPA a firm specializing in real estate related tax and accounting activities; Ernst & Young LLP in their Real Estate Tax Consulting Group; and InsideOut Development LLC which provides coaching and high-performance consulting to several Fortune 500 companies. He earned his Bachelor of Science degree in Accounting and Masters of Science in Accountancy/Tax from the Marriott School of Management at Brigham Young University. While attending BYU he was a member of the varsity baseball team and was awarded Academic All-Conference honors from the Western Athletic Conference and multiple Scholar Athlete awards from the university. Mr. Harmer enjoys volunteering as a coach for Little League soccer, football and baseball as well as with the Boy Scouts. He is an FAA certified private pilot with multi-engine and instrument ratings and is a member of the Aircraft Owners and Pilots Association (AOPA). He is married and has four children.



 

Gary S. Davi

Gary S. Davi is the Chief Information Officer for CORE Realty Holdings, LLC. Mr. Davi oversees all information technology systems and is responsible for maintenance and proactive development of CORE Realty Holdings and affiliates IT Systems including CORE's plan for a fully integrated database management system. Prior to joining CORE, Mr. Davi was the Executive Vice President of Information Technology for BriteSmile (BSML) where he was responsible for an IT Staff, and IT systems at the Corporate Office, as well as 18 retail stores. He was in charge of hosted external systems such as online website including click-tracking marketing efforts, and a call center website booking system with 24 hour availability. Some of the internal systems he managed included CRM, ERP, Call Center Reporting Systems, and an Avaya Call Center phone system consisting of over 500 toll free numbers which were used to track various telemarketing efforts. Prior to BriteSmile, Mr. Davi, through contracts at Vanstar and Inacom, worked in the financial district of San Francisco as Lead Engineer for Lehman Brothers, Goldman Sachs, Charles Schwab, Paine Webber, and Merrill Lynch, among others such as Lockheed-Martin and Netscape during the "browser wars." In 1996, Mr. Davi started Davi Consulting LLC, an IT consulting firm, and worked with clients such as ATEL Capital Group and HP Financial, specializing in CRM database applications and Sales Force Automation. He is trained in and specializes in network design, network and systems security, compliance (SOX, HIPAA), CRM Databases, communication systems, web design, development, and Integration. Mr. Davi currently maintains his (MCSE w2k and nt4) (MCP) (MCP+I) certifications from Microsoft as well as several other firms such as CompTIA with Network + and Security + Certifications. In October of 2007, Mr. Davi was asked to speak at the Tenant In Common Association annual conference on "How to create an effective IT Infrastructure, IT technical challenges, and IT compliance."



 

David Neideffer

David Neideffer is Executive Vice President of Property and Asset Management. Dave is responsible for the performance of Asset and Property Management in addition to special projects. Dave earned a BSC in economics from the University of Louisville where he was chairman of the Dean’s Student Advisory Committee, recipient of the Outstanding Scholarship and Service Award, and chosen to appear in Who’s Who Among Students in American Universities and Colleges, and did graduate studies in marketing and economics at George Washington University. Dave was President and CEO of The Lee Group, where he repositioned 14 different companies, and was president of MTA, a real estate management company.

In 1980, Dave was chosen as Director of Administration for President Reagan’s transition and served for 12 years in Washington as Senior Advisor at the State Department with emphasis on privatization of foreign aid. Dave is married and resides in Fullerton.



 

Lawrence R. Goswiller

Lawrence R. Goswiller, Senior Vice President, Acquisition Due Diligence of CORE Realty Holdings, LLC. Mr. Goswiller has over 25 years experience in commercial real estate, predominantly in the area of real estate finance. Mr. Goswiller received his initial credit and real estate underwriting training at Union Bank of California and Wells Fargo Bank where he was responsible for providing construction, bridge and permanent financing to major commercial and residential tract developers. He then held a senior management position with a subsidiary of Weyerhaeuser Corporation, which was an investor in real estate development opportunities throughout the United States where he was responsible for finding, underwriting and managing the company’s investments in major projects with local builders. After that, as a partner in a small development company, Mr. Goswiller was responsible for the construction of six projects totaling in excess of 750,000 square feet of office, industrial and flex-space. Mr. Goswiller also served as Chief Credit Officer for Impac Commercial Capital Corporation, a conduit for a publicly traded REIT that funded commercial loans where he was responsible for overseeing all loan initial analysis, underwriting and the personal approval of over 600 loans. During his career, he has also held senior management positions at Fidelity Federal Bank, Hawthorne Savings and Commercial Capital Bank. Mr. Goswiller holds a BA degree in Business Administration from California State University Fullerton and is a licensed California Real Estate Broker.
